  • We search public records for documents related to the property and parties 

  • Copies of those documents are reviews by a Louisiana licenses attorney who prepares a title report

  • Clear all issues affecting the title 

  • Prorate property tax between the parties 

  • Prepare documents for the sale and the loan closing as required 

  • Ensure mortgages and liens are cancelled that have been paid off at closing 

  • Maintain insurance that protects our customers and guaranties we will collect and disburse all funds as shown on the Closing Disclosure or Settlement Statement 

  • File the sale and mortgage at the courthouse 

  • Maintain digital records of all documents executed at the closing 

  • Coordinate the closing with all parties 

  • Work with the buyer, sellers, lender and realtors to have successful closing!
