WHAT DOES MONARCH TITLE DO FOR A SELLER?

HERE IS A BREAKDOWN OF SOME OF THE KEY ROLES MONARCH TITLE PLAYS INTO YOUR HOUSE SELLING EXPERIENCE

  • Collect personal information from the buyer and seller in order to accurately search the public records in the parish in which the property is located

  • With that information, we collect documents from the public records to provide you with accurate information that affects you, for example, mortgages, liens, and property taxes – this is an abstract of title

  • Scott or Jane examines the abstract of title and prepares a report of the items found in the public records. They then work with the examination report to clear any and all encumbrances from the property and from any party’s name

  • Prorate property taxes between the parties so that the buyer and seller each pay their share of taxes based on days of ownership during the tax year

  • Work with you and your agent to ensure the transactional documents reflect the terms you agreed to in the purchase and sale agreement, plus any and all addendums, extensions, inspection responses

  • Prepare all transactional documents

  • Coordinate a closing with all parties involved

  • Collect all funds in connection with the transfer of property

  • Disburse funds and issue checks as directed in the Closing Disclosure or Settlement Statement

  • Overnight payoffs for mortgages, liens, encumbrances to limit the amount of interest you pay to your creditor

  • Provide copies to you of all documents executed in connection with your sale

  • Ensure the sale is registered in the conveyance office

  • Report the gross sale proceeds to the Internal Revenue Service under your correct tax identification numbers

  • Ensure the mortgage if any, is recorded in the mortgage office and pay amounts due to the Clerk of Court

  • Obtain cancellations of active mortgages and liens that have been paid off with sale proceeds, then follow up with lenders and the parish clerk to ensure those mortgages and liens are cancelled and pay any amounts required for those cancellations

  • Maintain digital records of all documents executed at the closing

  • Work with you, the buyer, lender and realtors to successfully transfer the property at closing
